Amenities, Policies, & Sleeping Info
A Two night stay is the minimum. "Special Dates" including Labor Day, Memorial Day, July 4th, Parent w/e's, all weekends in October, &Graduation events, require a 3 night stay.
Check -In: Not before 3:00 p.m. Check-Out:
11:00 a.m. SHARP or before. (fees apply!) $25.00 for late check outs.
Guests agree to reimburse owner for any damages including missing items, and damage caused by pets.
Leave the unit as you find it. (fees apply) $25 for cleaning services if you are not able to clean the stove, sink, counters and tables, take out the trash, sweep the floor, etc.
Pets are not allowed on ANY furniture!. (fees apply) $25 for cleaning services if you're pet gets on the furniture.
Do Not leave pets alone in the unit un-supervised, or un-crated.
NO SMOKING. You will be charged $200.00. In the event we cannot eradicate odors in time, reimbursement fees for the next guests may apply.
Our units have a septic system and a well. Do not flush anything other than toilet paper. Do not leave the water running for extended periods of time.
Keep Windows and doors closed while running Heat or A/C, or when gone or leaving the premises. The owners reserve the right to enter the premises in your absence, if the windows have been left open, and need to be closed.
Minimum rental age is 21. No Fraternity/Sorority Parties.
You are responsible for open fires. Rockbridge Emergency Management (540) 463-2532.
$50 is charged while making the reservation, and is non-refundable. The balance will be charged 14 days prior to your arrival. If you need to cancel inside of this 14 day period, you will receive a refund if we are able to re-book. If we cannot re-book, we will issue you a guest credit to be used within 9 months of the original arrival date. Cancellations made within 48 hours prior to arrival are non-refundable.
"WAIVER AND RELEASE OF LIABILITY"
Guest agrees to indemnify and hold the owner harmless against any and all claims arising out of the guests presence upon the premises, including the use of the premises by any family member or guest of the guest regardless of the cause.
We are not responsible for the loss of personal belongings. We try to keep the gravel drive well maintained, and clear;however, we recommend four wheel drive during the snow months, and higher clearance vehicles generally. We do not refund due to road conditions, or "Acts of God". We do not offer refunds for power outages, weather related occurrences, mechanical or structural failures to or on the premises or it's equipment.
Our rentals are situated amidst farmland. At times, The area may have odors associated with organic fertilizers. We assume no liability for allergies or inconveniences associated with such.
Our rentals are in an area of the world where people cherish firearms, and discharge them at certain intervals (safely, we might add). We assume no liability for inconvenience associated with such.
Sleeping spaces at Dixon Cabin
We had a fabulous stay at this Lexington VA Cabin Rental. "Breathtaking Mountain Views! The cabin was very clean and maintained with a fully stocked kitchen. The nearly panoramic views of the mountains were unbelievable with beautiful evening sunsets. There is no shortage of peace and quiet with the cabin far off the main road. Natural Bridge was an easy drive and made for a nice day trip. The Maury river is very close by where we had a nice hike and picnic. Mountain views in the distance, hills and fields surround this Lexington VA Cabin. "The cabin is minimal (which I would consider a feature), but affords some really nice extras like a dishwasher, firepit, awesome collection of dvds, a fenced yard, a great deck for lounging and amazing views. We slept 6 with relative comfort. For exploring the greater Rockbridge Baths or Goshen Pass area, it's perfectly located. For more urban amenities, it's a slightly longer drive to Lexington.
